Robbie Williams seals £15m deal for city shopping centre

 

Robbie Williams has become the unlikely saviour of a shopping centre after his performing arts academy signed a deal to redevelop Liverpool’s Metquarter.

 

LMA, co-owned by the former Take That pop star known for hits including Angels and Let Me Entertain You, is investing £15 million to convert part of Metquarter into a campus.

 

 

Last year he bought a 20 per cent stake in LMA, becoming a co-owner alongside its founders Richard and Simon Wallace, and Sir Terry Leahy, the former Tesco boss.

 

The 25-year deal will redevelop the first floor of the shopping centre into a 50,000 sq ft university campus for performing arts students. LMA has planning consent to turn the space into film and dance studios, music rehearsal rooms, classrooms etc

Liverpool Media Academy, a music and performing arts institution co-owned by singer Robbie Williams, is preparing to convert 17 former retail units at the Metquarter shopping centre into 50,000 sq ft of studios and teaching space.

 

Liverpool City Council has recommended the plans for approval by its planning committee next Tuesday.

 

LMA plans to invest £15m in the venture in Liverpool’s Whitehall district, and the proposals form part of the company’s wider expansion strategy. It plans to open a fourth campus in London later this year, but the Queen Elizabeth Olympic Park studio at the Metquarter campus will be its first outside Liverpool.

 

The expansion plans are a response to an increase in applications from prospective students, LMA said.

 

Currently based across two campuses in Liverpool – at Hope Street and Duke Street – LMA offers post-16 BTEC qualifications and degree courses in music, musical theatre, dance, acting, film and TV production, games art and animation.

 

The Metquarter campus will be LMA’s third Liverpool site.

 

The redevelopment of the Metquarter site has been led by asset manager Queensberry and landowner Bywater Properties over the past two years. The scheme has already welcomed occupiers such as Everyman Cinema, Cricket, and Kids Cavern.

 

Queensbury has supported LMA’s plans during the planning process. It raised concerns over the likelihood of attracting long-term retail occupiers to the shopping centre and the academy was therefore a useful alternative, according to a council report.

 

 

A good example of how retail areas can diversify. The upper levels here will give LMA a much more prominent city centre location, future proofed when they need to expand again. The Metquarter is built around the shell of the old central post office which was once at least two stories higher. The foundations are there to go up! They could even rebuild to the pre-war scale and grandeur. Central Library still has the plans I think. This was one of the biggest POs in the country.

Market-leading urban regeneration specialists, Queensberry have announced a landmark letting at its Metquarter asset.

It has obtained planning permission that will allow Liverpool media, music and performing arts institution LMA to open a brand new state of the art teaching campus at the repurposed shopping centre.

 

LMA, which is co-owned by singer and performer Robbie Williams, is set to invest more than £15 million into the new campus and will provide more than 100 new jobs. LMA has taken a 25 year lease in this ground breaking deal. The 50,000 sq. ft university campus will open September 2020 and will occupy the majority of the first floor of the building. Over 500 students will frequent the building every day bringing new life and activity to the remainder of the centre and the surrounding neighbourhood. This will further enhance and reanimate the area.

Queensberry has injected new life into the Metquarter over the past 18 months with a major refurbishment and new occupiers including local fashion stalwarts Cricket and Kids Cavern as well as national cinema operator Everyman Cinema. There are also rumours of a major food hall opening to be announced shortly that will sit alongside the LMA facilities supporting students and shoppers alike. This will bring the Metquarter back to a significantly let position in a market place that has been greatly challenged. The repositioning of the building is now being seen as a shining example of how to repurpose retail property.

Plans for the new campus include state-of-the-art film studios, dance studios, music rehearsal rooms, classrooms and recording studios.

 

Robbie Williams, who became a co-owner of the business in 2019 after being wowed by its choir on The X Factor, said: “Since meeting the LMA Choir two years ago and later joining the LMA family, I’ve been constantly inspired by their sheer drive, dedication and passion.

 

“Liverpool is known for being home to some amazing talent and LMA is testament to that. I’m so proud to be part of its incredible journey, especially as the staff and students take their next steps in expanding across the city.”

 

Queensberry are now working with all of their new tenants to create a Metquarter Community that will enhance and promote all the benefits and synergies between its new tenants in the arts, fashion and catering sectors. This will make the Metquarter one of Liverpool’s creative hot spots.
